The Lincoln County Board of Commissioners and Planning Board will hold public hearings for eight zoning applications tonight.
The board’s meeting starts at 7 p.m. in the Commissioners Room at the Citizens Center. A meeting of the East Lincoln Water and Sewer District begins at 6:30 p.m.
The first application is from Lake Norman Dredging & Marine Construction Inc. to rezone approximately 23.5 acres of land from Transitional Residential to General Industrial.
The property is part of a 41.2-acre tract of land on Campground Road at Pine Ridge Drive.
The land is currently undeveloped, according to the zoning application. Lake Norman Dredging wants to construct a dock building, metal building and offices on the land, along with a
fenced in storage area.
In a separate case, Commissioner Carrol Mitchem is requesting to rezone a 1.45-acre parcel located on the south side of N.C. 27 at Hulls Grove Church Road.
The land, currently zoned Residential Suburban, is vacant, and Mitchem wants it rezoned as Neighborhood Business for future development.
The Lincoln County Land Use Plan identifies the area as a rural community center, which is defined as a “crossroads or other center of activity within a rural community where a cluster
of locally oriented businesses, civic uses or residences are located.”
Bret Conway is applying for a parallel conditional use rezoning to rezone 4.4 acres of land from Residential Single-Family to General Business.
The property is located at 2802 Lee Lawing Road and currently holds a 50-foot by 60-foot metal building. If approved for the rezoning, Conway wants to open a machine shop.
The land is adjoined by property zoned Residential Suburban and Residential Single-Family. To the north there is property zoned Neighborhood Business.
A public hearing will be held on an application from Michael Maldonado, who wants to open an auto repair and body shop at 6544 Fairview School Road.
The land is currently zoned Residential Single-Family, and Maldonado wants it rezoned to Rural Residential. The Rural Residential district allows auto repair shops subject to several
conditions.
The board will also hear an application from Richard Falls Jr. and Stephanie Falls, who want to operate a day care center on N.C. 150 near Otis Dellinger Road.
According to their application, approximately 120 children will be housed in the 6,000-square-foot center and 2,000-square-foot gym.
The applicants will need approval for a conditional use permit to operate the center in the Residential Suburban district.
Three other hearings will deal with the placement of mobile homes on Dawnview Lane, Bill Lynch Road and Ed Willis Road.
In other business, commissioners will:
· Hear from EMS Director Ron Rombs on a request for a motion to delay the new EMS and Rescue Ordinance.
· Hear a report on a proposed list of recipients for the 2003 Scattered Site Housing Program.
· Consider an easement for airport property.
