Lake land deal sets Lincoln County record

March 27, 2002 - A decision to build a dream home has lead a Denver resident into Lincoln County’s largest — by dollar amount — land deal, and it all began with ditch digging.

That’s what William Edwards, owner of Bill Edwards Pipeline, a natural gas pipeline company, says about the purchase of a 38-acre side on Unity Church Road in Denver.

It started out, he says, quite simply. Edwards contacted landowner Crescent Properties, about purchasing a homesite.

“I went to them, to buy a single lot to put my house on,” Edwards says. “They told me to buy all, or nothing.”

Edwards turned to Denver developer Doug Core, who had previously worked with Crescent, telling Core he was interested in purchasing the entire property.

“I asked him if he was serious, I would make them an offer,” Core says.

Edwards, Core, Jerry Eagle and Jim Sherrill formed a corporation, purchasing the property on Nov.27 2001 as Norman Estates LLC for $5.02 million — and sealing Lincoln County’s largest dollar amount land deal.

“The only reason I am a developer now is to have a lot there to put my house on,” Edwards says.

Norman Estates, as the community will be known, will feature 18 waterfront lots. Core’s Prudential Carolina Real Estate Company is marketing the lots.

“These lots will be for an estate type of property,” Core says. “The land is one of the last places on the west side of the lake left for development, and a prime location, where Davidson Creek enters the main channel.”

Lots sizes range from just over one acre to almost 2-1/2 acres and are priced from $450,000 to $1 million. One lot has been sold and sales on two others are being negotiated.

A buffer zone of 5.96 acres will be reserved for a playground or tennis courts.

“The decision on what will be located on the property will be up to the future homeowners,” Edwards said.

The gated-community will be elaborately landscaped and offer easy access to Unity Church Road, says Edwards.
