Hearings set for two major subdivisions

February 3, 2003 - Two subdivisions covering a total 400 acres and including more than 500 homes in east Lincoln County are up for public hearing
tonight.
The Lincoln County Board of Commissioners and Planning Board will hold joint public hearings at 6:30 tonight in the Commissioners Room on the third floor of
the Citizens Center.
The first application is from Paradise Lakes LLC requesting a parallel conditional use rezoning to rezone 249 acres from Residential Single-Family and RL-20 to
Planned Residential.
The rezoning would permit the development of a major subdivision with 333 single-family homes.
The property borders on Blades Trail, Burton Lane, Webbs Road and Sarah Drive.
Plans also include two water ski lakes, amenities area and common open space, which will feature walking and biking trails, children’s playground, activity
field, general open space, tennis courts and parking.
According to a draft copy of the rezoning report prepared by Mansour Edlin Consulting, the average lot size within the development will be 20,000-square-feet.
There will also be several waterfront estate lots that will range in size from two to four acres.
The Denver Group LLC is also requesting a rezoning to permit the development of a subdivision with 186 single-family homes, 55 townhomes and a 20-acre
commercial section.
The 151-acre parcel, named the Villages of Cowans Ford, is located at N.C. 73 and Club Drive.
At least eight percent of the land will be reserved as common open space. Residents will be able to apply for membership to Cowans Ford Country Club for
golfing, swimming and tennis. Nature trails will also be constructed.
After consulting with the N.C. Department of Transportation, the developer has agreed to provide left turn lanes on N.C. 73 at the subdivision entrance,
commercial entrances and to Club Drive. Drop-off right turn lanes will also be constructed.
On Club Drive, a left and right turn lane will be provided at the N.C. 73 intersection.
Public hearings will also be held for the following:
· A request from Gerald Henley to rezone five acres from Transitional Residential to General Industrial. The property is located on the west side of Henry Dellinger Road about 400 feet south of N.C. 150. A
40-by-120 building currently occupies the space.
· An application from Lincoln County to rezone less than one acre from Transitional Residential to Neighborhood Business. A convenience store is currently on the site and is grandfathered under zoning. The
owner, Robert Chambers, is considering building a new store, and the rezoning would bring the property into conformity with its use. The land is located on Buffalo Shoals and Ivey Church roads.
· A request to rezone 1.27 acres of land on the corner of Reepsville and Killian roads from Residential Single-Family to General Business. The owners, William and Robin Hampton, would like to put in service
bays and a storage area.
· An application for a conditional use permit to allow a flea market to be located on the corner of Reepsville Road and Alf Hoover Road. The three-acre parcel is zoned Neighborhood Business.
