Campground Road project voted down

Commissioners will make final decision on  town homes plan

County Planning Board members Monday night voted against a proposal that would place 12 town homes on Campground Road.

The Lincoln County Board of Commissioners still has a say in the matter and could make a decision Jan. 26.

Several neighbors of the proposed development, which would be located on Campground Road about 1,200 feet north of N.C. 16, opposed the application made by Gemini Homes Inc.

Keith Neilson, a Campground Road resident, questioned the need for another multi-family development and said the use wouldn’t be in harmony with the rest of the area.

“There’s not that kind of an atmosphere there. It doesn’t fit,” Neilson said.

Bob Powell, a Cedar Lane resident and local attorney, recounted the history of the area and encouraged the board to preserve the old home currently on the land.

“I think it’s time we started protecting some of the homes in Lincoln County and some of the history,” Powell said.

Steve Bailey, representing the engineering company for Gemini Homes, stated the town homes would be for sale, not rent. Each two-story unit would have three bedrooms and two and a half bathrooms.

In other business, the Planning Board:

· Voted 5-2 to recommend approval of an amendment to parts of the Lincoln County Zoning Ordinance. The amendment would increase the minimum lot size in the Residential Suburban and Residential Single-Family districts to 22,500 square feet — about a half acre — if public water and sewer are available and 32,000 square feet — about three-quarters of an area — otherwise.

· Voted unanimously to recommend approval of a request to rezone 4.9 acres from Neighborhood Business to General Business. The property is part of a 6.2-acre parcel located on N.C. 150 between Loop Road and Ivy Church Road. The applicant, Aspen Properties, LLC, plans to expand the mini-warehouses currently located on the land, Zoning Administrator Randy Hawkins said.

· Voted unanimously to recommend approval of a request for a conditional use permit to allow a doublewide mobile home to be located in the R-S district. The 0.67-acre lot is located on the south side of Shuford Road near Buffalo Shoals Road.
