Board to hear request for subdivision

January 6, 2003 - Residents will have the chance to voice their opinions on several rezoning applications tonight at the Lincoln County Board of
Commissioners meeting.
The meeting starts at 6:30 in the Commissioners Room of the Citizens Center.
The following applications will go before commissioners and planning board members for public hearing. The planning board will then go into a separate meeting
to discuss and possibly vote to approve or deny the applications. Those recommendations will come back to commissioners at a future meeting.
Piedmont Companies Inc. is requesting the rezoning of 10.3 acres on Petes Road in Lincolnton Township from General Industrial to Zero Lot Line District.
The rezoning would allow Piedmont to erect a subdivision with 31 single-family homes.
The RL-ZO district allows lots as small as 6,000 square feet but requires that 25 percent of the total land be reserved as common open space.
The property, part of a 14.4-acre tract, is currently vacant.
Max Caldwell and Max “Buddy” Caldwell Jr. are requesting that 5.3 acres of land be rezoned from Residential Suburban to Neighborhood Business.
The land is part of a 22.5-acre tract and is located at the corner of N.C. 150 East and Old Mill Road.
On their application to the planning board, the Caldwells say the land will accommodate a future development. It is currently vacant.
Properties zoned Residential Suburban, Residential Single-Family and Neighborhood Business surround the land.
Lincoln County is making an application to amend Chapter 8 of the county zoning ordinance.
The amendment would allow a recreational vehicle to be temporarily placed on a residential lot and used for lodging during reconstruction of a house that was
destroyed as a result of a fire, tornado or other disaster.
The ordinance already allows a mobile home to be temporarily placed on a lot under such circumstances.
This amendment would allow motor homes or camping trailers to be used for up to one year while a home is being rebuilt.
Gene Ross is requesting that 1.6 acres be rezoned from Transitional Residential to Residential Single-Family. A house will be placed on the vacant land if the
application is approved.
The property is located on Rock Dam Road about a quarter of a mile north of Owls Den Road in Howard’s Creek Township.
The final public hearing will be on an application for a conditional use permit by Eleanor Wescott.
The permit would allow Wescott to use space above a garage as a dwelling for her mother-in-law.
According to the zoning ordinance, a private residential quarters requires the issuance of a conditional use permit in the R-SF district.
The .9-acre lot is located at the corner of Perry Hill and Squirrel Lane in Denver.
Commissioners will also hear the county audit report at the meeting.
